Local List of Planning Application Requirements 2016

North Somerset Council is consulting upon a draft Local Planning Application Requirements – Part 1 document. 

The purpose of this consultation is to make sure we only ask for information that is necessary and proportionate to describe applications received. This document is Part 1 and sets out what supporting information is required to be submitted with applications. Part 2 is a separate document that relates to plans and drawings will be the subject of a separate consultation. Once adopted both parts 1 and 2 will be used to help applicants and the council to understand what is required in order for a planning application to be valid when submitted to us.

The main differences between Part 1, the subject of this consultation, and the existing Planning Application Requirements adopted in 2015 are as follows:

  • Item 1 - Affordable housing thresholds amend from 5 to 11 to reflect changes to Government policy within the National Planning Policy Framework
  • Item 5 - New requirement added for Broadband compatibility statement in light of Sites and Policies Plan Part 1 – Development Management Policy: DM48
  • Item 11 - Amended rules as to when a flood warning evacuation plan is required
  • Item 17 - New requirement for Historic Landscape Assessments added in light of new Sites and Policies Plan Part 1 - Development Management Policy: DM5
  • Item 18 – Amended rues as to when a Landscape and Visual Impact Assessment is required
  • Item 24 – New rules as to when a Retail Sequential test is required
  • Item 25 – New rules as to when a Retail Impact Assessment is required
  • Item 31 – New rules as to when a Tree Survey of Arboricultual Statement is required

The consultation runs from Wednesday 10th August 2016 until midnight Wednesday 21st September 2016.
