PH2-Old Mill Road, Portishead This site is located within tidal flood zone 3, but is outside the residual risk when considering flood defences i.e. currently defended. Drainage and operational access to the watercourse are key issues that would require clarification through a site specific FRA.

I think that extending the boundaries of the retail area to include Old Mill Road risks damaging the existing High Street shopping area. The two parts of the retail area, old and new, will always be severed by Wyndham Way.

Old Mill Lane - old side should be freshened up without unifying or losing historic character - contrast to new side too great. If we are to have additional housing we should have additional places of employment - three large places of employment were lost when new Portishead was created. There is a (not perfect) safe walking route from old Portishead to new Portishead - this must not be allowed to be lost. Good to see Lake Grounds are not to be lost.
